Tenant left property behind in Oklahoma
After surrender, abandonment, or lawful eviction, § 130 distinguishes property without apparent value or perishables from valuable belongings. Valuable property requires reasonable safekeeping and certified-mail notice to the last-known address with a removal deadline. Property left with the landlord for thirty days or longer is deemed abandoned; the custody date is distinct from mailing. 41 O.S. § 130(A)–(D); §§ 130.1, 136
Establish lawful possession; absence alone does not establish abandonment.
Photograph and inventory property and document its apparent value.
Send certified mail to the last-known address and state a removal deadline.
Preserve at least thirty days of custody and a real retrieval opportunity; review death and third-party claims separately.
What happens next
The workflow can prepare a valuable-property removal notice after lawful possession is established. It records custody, mailing destination, removal date, and retrieval arrangements without inventing a sale threshold or a notice-based storage clock.
