Ending an Oklahoma tenancy
A definite term fixed in writing expires on its end date without notice unless otherwise agreed. Month-to-month or at-will tenancies require thirty days of written termination notice; tenancies shorter than month-to-month require seven days. Read renewal and notice conditions before relying on the default rule. 41 O.S. §§ 110, 111, 61
A definite term must be fixed in writing for the § 111(C) expiration rule.
Without a definite written term, a roomer or boarder paying weekly rent is weekly; otherwise the statutory default is monthly.
Serve the written notice using § 111(E) and preserve delivery evidence.
Count under § 61 and continue to holdover if occupancy remains.
What happens next
The workflow checks fixed-term conditions and prepares the supported seven- or thirty-day periodic notice. A remaining tenant needs a separate holdover assessment.
